Podgorica

Podgorica is the capital and largest city of Montenegro, home to approximately 185,000 residents — nearly a third of the country’s total population. As Montenegro’s administrative, economic and cultural hub, Podgorica represents a fundamentally different real estate market from the coastal towns: demand is driven primarily by long-term residential use, commercial investment and student accommodation rather than tourism.

The city lies at the confluence of the Ribnica and Morača rivers, surrounded by mountains, approximately 50 kilometres from the Adriatic coast. Podgorica’s Golubovci International Airport offers direct connections to London, Frankfurt, Vienna, Istanbul, Belgrade and other European cities, making it increasingly attractive to expats and remote workers.

Podgorica Property Market

The Podgorica real estate market is the most stable and least seasonal in Montenegro. Key areas include:

  • City Centre (Centar): Highest demand for apartments, close to government offices, banks and the University of Montenegro. Prices typically €1,200–€2,000 per m².
  • New Town (Novi Grad): Modern residential blocks popular with families and professionals. Prices €900–€1,500 per m².
  • Stara Varoš (Old Town): Characterful older buildings in the historic quarter, popular for renovation projects.
  • Zabjelo / Blok 6: More affordable residential zones with good transport links.

The buyer profile in Podgorica is predominantly local Montenegrin families, expats working for international organisations (EU, NATO, embassies), and investors seeking rental income from the large student and professional tenant pool. Foreign buyers from Serbia and Bosnia also purchase here for work-related relocation.

Absolute Estate EU can assist with Podgorica property searches and provide introductions to local lawyers and notaries for due diligence and conveyancing.
