Sutomore is a coastal resort town in Bar Municipality on Montenegro’s southern Adriatic coast, approximately 10 kilometres north of Bar city. Known for its long sandy beach — one of the few genuinely sandy beaches on the Montenegrin coast — Sutomore attracts both domestic holidaymakers and international buyers seeking affordable seaside property.
The town’s two-kilometre beach is sheltered by the surrounding hills and enjoys a microclimate that extends the swimming season from May through October. The promenade runs the full length of the beach, lined with cafés, restaurants and beach bars. Sutomore also has a small marina, a railway station on the Bar–Belgrade line, and direct bus connections to Podgorica and Bar.
Sutomore Property Market
The Sutomore real estate market is dominated by apartments in low-rise residential buildings, many constructed during the post-Yugoslav tourism boom of the 1980s and 1990s and now being renovated or replaced by modern developments. Buyers typically find:
- Studio and one-bedroom apartments from €40,000–€75,000
- Two and three-bedroom apartments from €75,000–€150,000
- Modern new-build units with sea views from €1,500–€2,200 per m²
- Traditional houses with land in hillside villages above town from €60,000–€120,000
Sutomore is one of the most affordable coastal locations in Montenegro, offering comparable beach access to pricier Budva Riviera resorts at significantly lower entry prices. Rental demand is solid during the summer months, with the town particularly popular with visitors from Serbia and Bosnia who use properties as summer retreats.
