Baosici

Baošići is a small coastal village in Herceg Novi Municipality, situated on the eastern shore of the Bay of Kotor approximately 5 kilometres from Herceg Novi town. The village sits at the base of Mount Orjen — one of the wettest mountains in Europe — which ensures the surrounding vegetation is unusually lush by Mediterranean standards, with olive groves, citrus trees and pine forests extending down to the waterfront.

The bay at Baošići is exceptionally clean and calm, protected from open-sea winds, making it ideal for swimming, kayaking and small-boat mooring. A coastal promenade connects Baošići to the neighbouring villages of Bijela and Zelenika. The village has a small supermarket, café-bars and a seasonal beach restaurant.

Baošići Property Market

Baošići offers some of the best value waterfront and water-view property on the Bay of Kotor, positioned between the tourist crowds of Herceg Novi and the more built-up coast to the south. Typical properties include:

  • Renovated stone houses with gardens close to the waterfront: €80,000–€200,000
  • Modern apartments in small residential buildings: €60,000–€120,000
  • Building plots with sea views: €50,000–€150,000 depending on size and access
  • Older apartments requiring renovation: from €45,000

The buyer demographic in Baošići is primarily those seeking a quieter alternative to Herceg Novi centre — retirees from Western Europe, families looking for summer homes, and buyers preferring the authenticity of a working village over resort-style development. The clean water and relaxed pace make it particularly popular with returning diaspora and lifestyle buyers from the UK, Germany and Austria.
