Kumbor

Kumbor is a coastal village in the Herceg Novi Municipality, located on the outer western shore of the Bay of Kotor approximately 8 kilometres east of Herceg Novi town. Set along a gently curving stretch of the bay, Kumbor is characterised by a pleasant waterfront promenade, pebble beaches, and a relaxed, residential atmosphere that appeals to buyers seeking an authentic seaside village without the commercial density of the larger resort towns.

The village has attracted significant international attention in recent years due to the proximity of Lustica Bay — a large-scale, master-planned resort development on the Lustica Peninsula directly across the bay. The development of this €1 billion project has contributed to rising property values across the broader Herceg Novi coastal zone, including Kumbor and its immediate surroundings.

Herceg Novi town, with its Old Town fortress, thermal riviera, palm-lined promenade, and full range of shops, restaurants, and services, is just 8 kilometres away. Croatia’s Dubrovnik is approximately 45 kilometres to the north, making Kumbor one of the closest points in Montenegro to the Croatian Adriatic. Tivat Airport is reachable in approximately 30 minutes via the Verige strait ferry or 45 minutes by the coastal road.

Property types in Kumbor include waterfront apartments, sea-view villas, and plots on the hillside above the bay. Prices are generally lower than in Herceg Novi itself or on the Lustica Peninsula, offering buyers good value for a well-connected, pleasant bay-side location in one of Montenegro’s most scenic and rapidly developing coastal regions.
