Prcanj is a historic village on the western shore of the Bay of Kotor’s inner basin, part of the Kotor Municipality. One of the most culturally significant settlements on the bay, Prcanj was historically a prosperous seafaring community whose merchant families built the elegant baroque townhouses, churches, and palaces that still define its architectural character and give it one of the most refined streetscapes on the Montenegrin coast.
The village stretches along the waterfront of the inner Bay of Kotor, offering residents direct access to the water and unobstructed views across the bay to the mountains of Vrmac and Orjen. The calm, sheltered waters of the inner bay create ideal conditions for swimming, kayaking, and small boat activities, while the scenic waterfront promenade is one of the most pleasant walks in the region.
Kotor, with its UNESCO-listed Old Town, marina, and full range of commercial services, is approximately 8 kilometres to the east along the bay road. Tivat Airport is roughly 20 kilometres by road. Porto Montenegro superyacht marina is also within 20 minutes. The regular Verige ferry crossing provides a convenient shortcut to Herceg Novi and Croatia.
Properties in Prcanj range from historic waterfront townhouses to modern villas and apartments set back in the hillside above the village. The combination of cultural heritage, extraordinary bay scenery, and proximity to Kotor and Tivat makes Prcanj one of the Bay of Kotor’s most desirable addresses for discerning buyers seeking history, beauty, and Adriatic waterfront living.
