Why This Costs More Than an Ordinary 61 m² Budva Apartment
A one-bedroom apartment of this size in Budva can be bought for considerably less. What is being paid for here is the building, and the difference is worth setting out plainly so buyers can judge it.

The Three That Matter Most
Parking. Between June and September, parking is the single biggest daily frustration in central Budva. A dedicated underground space reached by lift is not a luxury detail — it is the difference between using the car and leaving it.
Concierge. Staffed reception is rare in Budva residential buildings. For an owner who is away for part of the year it means deliveries are received, access is controlled and the building is overseen out of season.
Move-in condition. The apartment is fully furnished and equipped to a consistent standard. A cheaper apartment plus furnishing, appliances and a renovation closes much of the gap — and costs months.
Layout — How 61 m² Is Used
The plan does something many one-bedroom apartments at this size do not: it keeps the kitchen separate. The galley kitchen sits off the entrance hall with a full-height storage wall, leaving the living and dining room free of appliances and worktop. The result is a living space that works as a room rather than a kitchen with a sofa in it — and, for anyone letting the apartment, a significantly better photograph.
The bedroom takes a full double with bedside units and circulation space. The bathroom is a proper walk-in shower rather than a compromise cubicle. Full-height sliding glazing brings the balcony into the living room.
The Balcony
Covered, laid in hardwood decking with a frameless glass balustrade and recessed lighting in the soffit — the same specification as the larger apartments in the building. Being covered, it stays usable in the July and August heat and through rain.
The outlook runs over the Tennis & Padel Center and the low-rise streets beyond, to the wooded ridge behind Budva, with a section of open sea visible to the west.
Location — Central Budva
The building stands in central Budva opposite the Tennis & Padel Center, with an IDEA supermarket on the ground floor. Beach, Old Town and marina are all within a short walk.
Distances
- Supermarket — in the building
- Tennis & Padel Center — opposite, ~2 min walk
- Slovenska Plaža beach — ~500 m / ~6 min walk
- TQ Plaza / Mega Mall — ~600 m / ~8 min walk
- Budva Old Town — ~1.5 km / ~18 min walk, ~5 min drive
- Budva Marina — ~1.5 km / ~5 min drive
- Mogren Beach — ~2.5 km / ~7 min drive
- Bečići — ~3.5 km / ~8 min drive
- Sveti Stefan — ~10 km / ~15 min drive
- Tivat International Airport — ~20 km / ~30 min drive (Airports of Montenegro)
- Podgorica Airport — ~65 km / ~70 min drive
Budva is the busiest town on the Montenegrin coast, with a season from late May to early October and a year-round resident population supporting both holiday letting and long-term tenancy.
Rental Potential
One-bedroom apartments are the most consistently occupied size in Budva’s short-let market, and this one carries the attributes that lift both booking rate and review scores: central location, parking, concierge, a covered balcony and a finished, furnished interior requiring no further spend.
- Ready to let from completion — furnished and equipped
- Parking is a filterable amenity on booking platforms and a recurring theme in Budva guest reviews
- Year-round viable — lifts, air conditioning, supermarket downstairs and concierge support winter tenancy as well as summer letting
Rental income depends on furnishing, management, pricing and occupancy achieved. Owners letting to tourists must register the accommodation with the Budva municipality. We can introduce local management companies; buyers should form their own view of achievable returns.
Buying Costs and Process
Transfer tax on resale property in Montenegro is progressive:
| Portion of purchase price |
Rate |
| Up to €150,000 |
3% |
| €150,000 – €500,000 |
5% |
| Above €500,000 |
6% |
Each rate applies only to the portion of the price within its band, and tax is payable within 15 days of signing the contract. New-build bought from a VAT-registered developer attracts 21% VAT instead. Official guidance is published by the Government of Montenegro.
Foreign nationals may buy apartments in Montenegro in their own name with the same ownership rights as citizens. See our Montenegro Property Buying Guide for the full process and our guide to Residency in Montenegro. We recommend independent Montenegrin legal counsel and can make an introduction.
FAQ — Luxury 1-Bedroom Apartment in Budva
Why does this cost more than other 61 m² apartments in Budva?
The premium is in the building rather than the floor area. This one has a staffed concierge, underground parking reached by lift from the apartment floor, lifts throughout and a supermarket at street level — none of which is standard in Budva residential blocks. The apartment itself is fully furnished and finished with engineered oak flooring, a fitted galley kitchen and a covered hardwood balcony. A cheaper apartment plus parking, furnishing and renovation closes much of the gap, at the cost of several months.
How is the 61 m² laid out?
A separate fitted galley kitchen off the entrance hall, an open living and dining room seating four at table, one double bedroom, and a bathroom with corner walk-in shower. Full-height sliding glazing opens the living room onto a covered balcony. Keeping the kitchen separate rather than open-plan is unusual at this size and leaves the living room free of appliances and worktop.
Is parking included and how is it accessed?
The building has underground parking reached by lift from the apartment floor — secure, covered and step-free. Parking in central Budva is severely constrained between June and September, so this is a substantial practical advantage that also supports resale. Please confirm with us whether the space transfers with the apartment or is purchased separately.
What is included in the sale?
The apartment is sold fully furnished and equipped — sofa, dining table and chairs, bed, wardrobes, television unit and window dressings, together with the fitted kitchen including integrated oven, ceramic hob and dishwasher. It is usable from completion with no furnishing budget, which suits both owner-occupiers and buyers intending to let immediately.
What can you see from the balcony?
The balcony looks over the Tennis and Padel Center and the low-rise streets beyond toward the wooded ridge behind Budva, with a section of open sea visible to the west. It is covered, laid in hardwood decking with a frameless glass balustrade, so it stays usable through the July and August heat and in rain.
How close are the beach and the Old Town?
Slovenska Plaža is around 500 metres, roughly a 6-minute walk. Budva Old Town is about 1.5 km — some 18 minutes on foot or 5 minutes by car — and the marina is a similar distance. There is an IDEA supermarket at street level in the building and the Tennis and Padel Center is directly opposite. Tivat International Airport is approximately 20 km, around 30 minutes by car.
What are the buying costs for a foreign purchaser?
Transfer tax is progressive: 3% on the portion of the price up to €150,000, 5% between €150,000 and €500,000, and 6% above €500,000, each rate applying only to the amount in that band. Tax is due within 15 days of signing the contract. Foreign nationals may own apartments in Montenegro in their own name with the same rights as citizens, and the transaction completes before a Montenegrin notary. We recommend independent legal counsel and can make an introduction.
